The Southbank development in the South Loop has changed names, hands, and plans over the past few years. What began as one mega-development has now split into two multi-phase developments: the northern portion, Southbank, is being developed by Lendlease and the southern portion is being developed independently by CMK.

Megadevelopments, or grand-scale developments combining residential, commercial, and public use amenity components, have been the trend as of late. One Central is one such megadevelopment in the pipeline with a transit-based focus.
Under current plans from developer, Landmark, One Central will transform about 32 acres of rail yards between the McCormick Place Convention Center and the Museum Campus on the Near South Side into a new neighborhood. According to the Chicago Department of Planning and Development, this “new neighborhood” will consist of high rises totaling 9,050 residential units, 1.5 million square feet of retail space, 9.45 million square feet of office space, 1.5 million square feet of hotel space, 350,000 square feet of event space, and parking, all anchored by a new multi-modal transit hub.

In an interview with the Sun Times, Bob Dunn, president of Landmark development, says he looks at the transit hub as “being transformative for the next generation”. He explained that the 3.8 billion dollar transit project would be a game changer in Chicago transportation by connecting the Metra (which mostly services Chicagoland suburban commuters), the CTA (which services neighborhoods of Chicago proper), the Amtrak (which services neighboring suburbs as well as other states), and a new fourth transit line that would connect McCormick Place convention center directly to downtown. Dunn projects this new hub where the four transit lines would converge would eventually serve twice as many people as Union Station currently does and went on to frame One Central as “a civic project” because of all the people it would serve.

A new factor in the equation of One Central is the Chicago Bears’ decision to move their stadium to suburban Arlington Heights from their current stadium at Soldier Field, adjacent to the site of One Central. Although there is hardly any concrete information on what’s to become of Soldier Field, given Dunn’s existing plans for the surrounding area, one can speculate he’ll have a vision for the space.

Printer’s Row is a highly sought-after sub-neighborhood in Chicago’s South Loop. Living in Printer’s Row, Chicago, residents love the historic character reflected in the architecture and facades of old buildings, (like the Pontiac Building, 1891, and the Duplicator Building, 1886), the creative energy from the abundance of music venues, art schools, and independent coffee shops, and all the green space and tucked away parks and hidden gems. Printer’s Row is generally designated by the Chicago River as the western border, Plymouth Court as the eastern border, Ida B. Wells Drive to the north, and Polk Street to the south.
After Dearborn Station was completed in 1885, the Printer’s Row neighborhood began to take shape as the printing center of the Midwest because it allowed materials (and workers) to move conveniently in and out of the neighborhood. Dearborn Station is still in tact today and has been converted into retail space.

Major publishing houses like Rand McNally, M.A. Donohue and Company, Franklin Printing, and R.R. Donnelley and Sons all set up shop in Printer’s Row.
Many of the buildings in Printer’s Row that were used as printing and publishing facilities have retained landmark status and have mostly been converted into residential lofts. These buildings are characteristic of what’s been deemed, the “First Chicago School” of architecture, a style which dates to the 1880s and includes work by the revered Daniel Burnham, one of the masterminds behind the World’s Fair. Many of these buildings feature large windows that were originally installed with the hope that they would let in maximum natural light for book binding, type setting, and other highly detailed printing work.

Metra and Amtrak
Catch the Metra trains out to the western, north shore, and south shore suburbs and Indiana from the Lasalle and Van Buren stations in the South Loop or Ogilvie and Union Stations, which are just a short walk from the South Loop and are also serviced by Amtrak.
Highways
Multiple major highways pass directly through the South Loop. Hop directly on I-90 for access throughout Chicago’s northern or southern neighborhoods and suburbs, I-290 for access to Chicago’s western neighborhoods and suburbs, or I-55 to head southwest past McCormick Place toward Saint Louis.

The South Loop is one of the most rapidly growing Chicago neighborhoods. In fact, it’s growth includes the development of a new 62 acre neighborhood on a currently vacant site.
The 78, by Related Midwest, is one of the largest South Loop projects currently in development with a social, community, environmental, and economic components all Chicagoans can appreciate. Community amenities will include the Riverwalk extension, bike paths, an expansion of Clark Street to make it more walkable, the dedication of a community resource center to foster the growth of local minority and women owned businesses, a 5 acre riverfront lined with dining and entertainment, and 7 acre Crescent Park.

The 78 development will also improve transportation in the area. The project includes the addition of a new CTA red line stop on site, water taxi service, additional bikeways with Divvy rental bike stations, and a Metra stop relocation to reduce noise and improve air quality.
The 78 will potentially be home to one of the country’s newest research institutions, Discovery Partners Institute, an interdisciplinary innovation center that will span over 1 million square feet and service over 10,000 students every five years.

Essex on the Park
Essex on the Park is a 479 unit rental building being developed by Oxford Capital and Quadrum Global. The project broke ground in 2017. Essex on the Park will ofter spectacular amenities including an outdoor patio with grills, a fitness center with a yoga studio, multiple entertainment lounges, a conference room, and a four-story indoor lounge with a pool overlooking the South Loop’s Grant Park. Residents will also have full use of the services and amenities of the Hotel Essex.

The Paragon

14th and Wabash
CMK is developing the 261 unit high-rise at 14th and Wabash, and it’s not their first rodeo. CMK is also the developer behind three other recent South Loop high-rises including 1333 S. Wabash apartments, 1345 S. Wabash condos, and the southern half of the Riverline project which is currently under construction. Although the specifics aren’t fully disclosed, it is clear that 14th and Wabash will be an amenity-rich building with plenty of indoor and outdoor resident common space.

Russland Capital partnered with LendLease and BVK Group in their newest mixed-use development, 1407 on Michigan. Russland Capital is a Chicago-based developer with many residential and commercial projects.

2018 has been a big year of growth for Chicago’s South Loop rental market. One new South Loop development, NEMA, will become Chicago’s tallest skyscraper South of the Willis Tower at 76 stories, 893 feet tall. The project is being developed by Crescent Heights, and designed by world-renowned architect, Rafael Viñoly.

NEMA is a building of many names, as it is also known as One Grant Park, and was formerly known as 1200 S Indiana and 113 E Roosevelt. So what is “NEMA”? The NEMA brand is a group of luxury high-rises, developed by Crescent Heights, in major metropolitan areas around the U.S. with existing developments in San Francisco and Boston.

Residents of all NEMA properties receive benefits when traveling to other properties in the network, such as use of amenities and guest suites.
Chicago’s NEMA will feature 70,000 square feet of amenities and sweeping views of both Lake Michigan and the Chicago skyline. Although not much is known about apartment interiors, we can expect high-end flooring, state-of-the-art appliances, and a neutral toned color palette if they are anything like the interiors of the San Francisco development.

The Paragon, a 47-story contemporary mixed-use high-rise, will offer 7,500 square feet of retail space as well as 500 luxury units that will range in size from studio, one, two, and three-bedroom apartments. The luxury rental building will be located in the South Loop at 1326 South Michigan and is expected to open its doors in Spring of 2019.
The contractor, Walsh Construction, is no stranger to building this high quality caliber of inventory. Walsh’s portfolio includes multiple other South Loop luxury apartment buildings, including 1001 S. State and this year’s Alta Roosevelt. Co-developer, CIM group, was also responsible for developing the popular Marquee at Block 37 high-rise in 2016.

What we can expect in terms of the interiors at The Paragon is yet to be announced. However, early renderings suggest that amenities will be state-of-the-art.

Amenities at The Paragon will include a co-working space with a library, multiple resident lounges, a spa with a steam room, sauna, and hot tub, and a 47th floor sky lounge entertainment room. Outdoor amenities will include a pool deck with cabanas, multiple grill stations, and a dog park.

What do residents love most about South Loop living?
The South Loop is home to an abundance of green space, convenient transportation, cultural attractions, and many grocery stores.
On weekends stop by the Field Museum, Shedd Aquarium, Adler Planetarium, or Art Institute to soak up some Chicago culture. The scenic lakefront extends to 319 acres of recreational green space, which, in the summer, is used to host live events including the Taste of Chicago and Lollapalooza. Grant Park is also a favorite South Loop destination, especially for dog owners because of the adjacent dog park. The South Loop is near Soldier Field, home to the beloved Chicago Bears. Additionally, the South Loop is just a few minutes from McCormick Place, one of the largest conference centers in the United States.

The booming development of Chicago’s South Loop neighborhood is soon to be welcoming yet another apartment building to its area. Known as Alta Grand Central, it was officially announced earlier last month in a single instagram post with the building’s rendering.
Alta Grand Central will be developed by both Chicago-based D2 and Atlanta-based Wood Partners and will feature a new two tower, 14-story apartment building with a sleek, glassy exterior. The towers are designed by Pappageorge Haymes Partners, who also designed the neighboring South Loop development, Alta Roosevelt, which was delivered last year. If the Grand Central development is anything like Alta Roosevelt, we can be sure it will be a success!

The towers are conjoined in the middle, offering great space in between the buildings. With the glassy facade, it’s expected to offer impeccable floor-to-ceiling windows showing off incredible city views. Private balconies are also featured in the buildings exterior rendering as well. The medium-sized building is slated to offer 346 new rental residences.
Located at the intersection of Wells and Harrison, it’s a bustling location with a plethora of activities to offer to future residents. The Cooper at Southbank is one of several luxury developments to recently break ground in the South Loop. Originally, Lendlease and CMK had a joint venture on the site known as Riverline that broke ground in the fall of 2016. Back in April, the two decided to split the $8 billion massive development into two separate ones. Lendlease owns the northern 8-acres known as Southbank, while CMK holds the southern 8-acres keeping the name Riverline.
Lendlease announced that pre-leasing for The Cooper at Southbank is set to begin shortly! The Cooper is the first of five high-rise residential unitsin the South Loop neighborhood being built along the riverfront.
The Cooper is set to open their doors in September as the first tower of the new project. The Cooper will be set at 29 stories tall and become home to 452 rental units, 26 two-story 2-bedroom and three-story 3 bedroom townhomes. The Southbank site will, upon completion, house five high-rises and a new two-acre park along the river as well. The five towers will bring a total of 2,700 brand new residential units and create a new water taxi stop.
The Cooper had previously been dubbed Ancora but changed when the co-developers parted ways. The building will offer a ton of incredible amenities sprawled out over 11,000 square feet for its residents to enjoy including a state-of-the-art gym, demonstration kitchen, sport simulator room, bocce court, outdoor screening area, a music room, and a stunning rooftop pool.
Inside The Cooper, the luxurious apartments will feature jaw dropping views through the floor-to-ceiling windows matched with modern finishes. Furthermore, decor will feature gold leaf oval ceilings and island chic wallpaper with palm trees. Stylish accents include a brass bar, cement tiles imported from the Dominican Republic, and an eight foot mounted marlin.

Chef Derek Rylon already has a loyal fan base with Batter & Berries (Lincoln Park). Therefore, his new Kansas City style barbecue concept is being met with great excitement in the South Loop for its downtown Chicago opening. Moreover, Rylon’s Smokehouse will feature a rotating menu of whiskey-based sauces. The 2400 square foot sit-down restaurant will host a selection of pit grilled and smoked dishes.

Finally, the highly anticipated Beacon Tavern opens this week in the heart of the Loop, steps from Michigan Avenue. This new concept from Billy Lawless (The Dawson, River West) will feature an large meat selection. Along with the impressive oyster selection, Beacon will offer a wide array of seafood options. “Our guests can expect a menu loaded with fresh interpretations of tavern classics and seafood-forward dishes and libations, which play heavily on classic American cocktails with a twist,” Lawless said in a statement, courtesy of DNA Info. Furthermore, Beacon Tavern will house an extensive wine selection.
