Downtown Apartment Company Redesigns Wacker Drive Office

At Downtown Apartment Company (DAC), we are always making changes and striving to create a great work environment. Recently, we completed a redesign of our office located at 180 North Wacker Drive.   We were seeking to create an even better environment that fit with our team culture.

First, we needed some more comfortable couches and a full gaming system to go with it. Nothing like playing a quick game of Wii in the middle of the afternoon!  Second, we thought to ourselves, “Who doesn’t like popcorn in the middle of the afternoon?” So, we bought a popcorn machine to enjoy throughout the day.  Literally, we can make a batch in two minutes.  You’ll have to test us to be sure though! Third, we needed more of an old-school coffee machine – nothing like the fresh smell of coffee in the morning! Finally, we redesigned the space to create more of an open working environment.

At DAC, we have a team of real estate professionals that work really hard and are passionate about serving our rental clients. With that said, we also have a lot of fun along the way.  Our Loop office now better matches what we stand for as a growing real estate company.

Downtown Chicago – Then and Now: Gold Coast Edition

Gold Coast: Then

The Gold Coast was originally referred to as the Astor Street District. The name came from John Jacob Astor  one of the richest men in America in the 1800s. Even though he wasn’t from Chicago, the attachment of his name to the area drew in crowds of other wealthy individuals and families. One of these influential individuals was Potter Palmer, an early landowner in the neighborhood that was instrumental in the development of the Gold Coast.

Palmer purchased a lot of land, most of which had been affected by the Great Chicago Fire in the late 1800s, and converted most of the swampy areas into what we now know as Lake Shore Drive. His greatest accomplishment was having the “Palmer Mansion” built, which was the largest home in all of Chicago at the time. This 42-room mansion that was shaped like a castle was built as a gift for his beloved wife, Bertha.

Developments continued to expand, as more and more people continued to move to the neighborhood. One of the most famous homes, the James Charnley House, still stands today and is considered as a national historic landmark, and is currently used as a museum.

Today, the Gold Coast neighborhood is the 7th richest urban area in the United States! Streeterville has occasionally been called a gateway to Chicago, and as area assessments go that isn’t too far off the mark. Living in Streeterville, Chicago, means being around world-renowned shopping, dining, architecture, culture and much more. The neighborhood is probably best known as the family-friendly home of Navy Pier, but beyond the pier, it has a lot to offer. The Streeterville neighborhood boasts dining options ranging from four-star French cuisine and brunch specialists to good old fashioned pub food. Entertainment comes in the form of outdoor recreation at Ohio Street Beach or arts appreciation at the Museum of Contemporary Art. Sandwiched between the Chicago River, the shore of Lake Michigan and the southern half of the Magnificent Mile, Streeterville is truly downtown Chicago, unfiltered, and pretty much everything the Loop has to offer is right at its resident’s fingertips. The neighborhood’s top half is dominated by Northwestern Memorial Hospital and a literal sea of doctor’s offices, healthcare clinics and rehabilitation centers. What Attracts Renters to Streeterville

The story of how Streeterville got its name—from “Captain” George Wellington Streeter—is a controversial tale littered with gun battles, false property deeds and years’ worth of eviction suits. It began in 1886 when the Captain’s ship found itself lodged in one of the Lake’s sandbar after a storm. After the storm, Streeter invited building contractors to pile up waste around it as they would have back when Lake Michigan was used as a dumping ground during the cleanup following the Great Chicago Fire of 1871. Streeter claimed the marshland that piling process left behind as his own and it wasn’t until decades later that the courts could finally rule against him. You’ll find a statue of the Captain standing on this formerly contested site as a reference to its early history. That sandbar is now some of Downtown Chicago’s most sought after rental real estate.

Fortunately, the neighborhood’s main attraction is even more colorful than that eccentric founder: Navy Pier is a picturesque playground filled with amusement rides, gift shops and eateries, its docks are lined with sightseeing boats and bicycles. In addition to sweeping lakefront views, Navy Pier is home to its own beer garden and evening fireworks in the summer, as well as year-round favorites, Chicago Children’s Museum and Chicago Shakespeare Theater. Renting there means you’re never more than a short walk to the beach, where you can pick up a bike trail that extends south past the Museum of Science and Industry and north all the way to Northwestern University’s Evanston campus. The shopping options range from the absurdly upscale to the ridiculously swank and the restaurants range from legendary BBQ pits to haute cuisine. Residents willing to step just over the neighborhood’s official boundaries by a block or two, the options increase from substantial to overwhelming. Streeterville also plays host to a 21-screen multiplex, several health clubs, an ultra-modern bowling alley, and plenty of gourmet grocery options.

Living in Streeterville means being surrounded by great Chicago destinations, especially when it comes to food. From one of Downtown Chicago’s last black tie bistros to a hearth warmed family-owned takeout joint, Streeterville boasts an attractive mix of laid-back to classy establishments where you’re likely to find many of your neighbors enjoying its upscale and its downscale spots on the same night.

  • Les Nomadees – This Streeterville townhouse is one of the last, jackets required, classic French white-tablecloth occasion restaurants downtown. Chef Roland Liccioni serves up elegantly executed plates paired with a marvelous wine list. It’s not exactly an inexpensive night out, but the generally impeccable service helps as does the food’s, well-earned, reputation for being as good as it is expensive.
  • Murasaki Sake – This lounge on East Ontario is well known for having what could be best described as a cool speakeasy like flavor. Its low hung turquoise lights, pink walls, fluorescent halo wrapped columns practically scream jazz age. Fortunately, Murasaki’s also the best sake bar in town, with DJ’s who know their business and a pricey but thorough list of top-shelf Asian grog and succulent Japanese tasters.
  • Sayat Nova – Named for a famous troubadour this Armenian restaurant’s unassuming facade conceals a cavernous, lantern-lit, interior that boasts low ceilings, semiprivate romantic alcoves, the aforementioned light fixtures, and a variety of attractive cultural artifacts on display. Sayat Nova’s agreeably seasoned cuisine makes for an enjoyable casual lunch or dinner in the heart of Streeterville.
  • Pelago Ristorante – This spot pairs classic Italian flourish with contemporary design to create a truly elegant 60-seat dining room. Situated in Streeterville’s Raffaello hotel, Chef Mauro Mafrici blends classic and contemporary Italian at this trendy eatery. Pelago has a lunch menu that offers up creative pastas served beside seafood or veal, and a dinner menu that features Italian seafood.
  • Lookingglass Theatre – Founded in 1988, and originally an itinerant company, the Lookingglass settled into its place in Chicago’s always vibrant theatre-scene and into its home on 821 North Michigan Avenue in Streeterville. Winner of over 40 Joseph Jefferson Awards and known for productions ranging from The Little Prince and Rick Bayless in Cascabel to Lookingglass Alice and Manuscript Found in Saragossa—the Lookingglass Company tries to redefine the limits of theatrical experience and to make theatre exhilarating.

Downtown Chicago — Then and Now: River North Edition

The chic and artsy River North neighborhood that we know of today wasn’t always that way back in the day! In fact, in the early 20th century, River North wasn’t even called River North — it was originally called “Smokey Hollow.” The neighborhood has an interesting and rich history that would surprise you, starting from how it got its name to how it became the popular spot that it is today.

River North: Then

River North, or “Smokey Hollow,” used to be an area filled with so many factories that the smoke used to block the sunlight — hence the name. Despite the smog, Smokey Hollow was a major hotspot for transportation because it had railroad tracks that linked Chicago to its surrounding states. These railroad tracks exist even to this day — they’re hidden underneath the Merchandise Mart, which used to be the largest building in the world when it was first built in the 1930’s! Merchandise Mart was mainly used as a storage warehouse back in the day.

In 1974, Smokey Hollow became River North — all thanks to Albert Friedman, an up-and-coming Chicago real estate developer. He bought, built, and restored commercial properties throughout the neighborhood and rented out the units to photographers, art galleries, and advertising agencies to help turn it into the hip area that it is today — The River North Gallery District.

River North: Now

Currently, River North is the neighborhood that is surrounded by Michigan Avenue on the east, Chicago Avenue on the north, and the Chicago River on the south and the west. It’s become one of the most popular spots for a night out on the town, has tons of great restaurants, and many places to shop at! Along with that, River North still has its rich artistic and creative roots with its community of artists, interior designers, architects, and photographers. What Attracts Renters to Chicago’s Gold Coast

The Gold Coast got its start in the late 1800’s as the Astor Street District. Today’s Gold Coast incorporates this original district and extends beyond it. The original Astor Street District was named after John Jacob Astor, one of the richest people in the country. He did not live in Chicago, but was a respected citizen with several achievements and his name gave the neighborhood a status of wealth which remains even today. In 1875, Lake Shore Drive became a popular spot for leisurely lakefront rides. As a result, the Gold Coast area became more frequently visited. In the ensuing two decades, Potter Palmer, the Chicago Archdiocese and James Charnley built mansions in the area. They were soon followed by other wealthy families, bringing up the status of the area and giving it a reputation as a neighborhood of influential citizens. As the neighborhood became more densely populated, there wasn’t as much space for mansions, and high-rise apartment buildings were constructed.

Today’s Gold Coast retains all of the prestige and reputation that it has enjoyed over the last century. Encompassing the north end of the Magnificent Mile, the neighborhood is home to some of Downtown Chicago’s most elite shops, world-class hotels, posh restaurants, and unparalleled architecture. The atmosphere here speaks of tradition and grandeur. Walk on State Parkway between Banks and Schiller to see the old Playboy mansion. Residents can stroll down Astor Street District for an impromptu tour of Victorian architecture. Don’t miss the quaint, historic firehouse on Chicago between Michigan and Lake Shore. Located on the 96th floor, the dimly lit bar has dazzling 360-degree views of the city.   • Wolford – This shoebox-sized storefront specializes in one essential niche of women’s fashion: high-end, high-quality hosiery. The Austrian-based luxury line sells everything from animal-print leggings to flame-patterned tights to your basic opaques in all the colors of the rainbow. But unlike your standard Spanx, these may very well last a lifetime.
  • Oliver Peoples – This minimalist white storefront showcases all three of Oliver Peoples’ trendy eyewear brands: Paul Smith, Mosley Tribes and the namesake Oliver Peoples. Find delicate metal designs and vintage plastic classics like the original, circular O’Malley frames on display for fashionable four-eyes.
  • Chicago’s Museum of Contemporary Art – On top of the dining and shopping the Gold Coast boasts one of the largest contemporary art museums in the country. Located on East Chicago Avenue and designed by architect Josef Paul Kleihues, the five-story building has three floors of dedicated gallery space extending from a central glass atrium. Highlighting pieces from 1945 to the present, the permanent collection focuses on surrealism, minimalism, conceptual photography and work by Chicago-based artists. Pieces include those by Jeff Koons, Andy Warhol, Jasper Johns and Alexander Calder. Exhibits change monthly, and free docent-led tours provide insight into select works.

Once upon a time Chicago’s River North was a downtown industrial zone known as “Smokey Hollow” that had become a warehouse district. Forty years or so ago when all those warehouses closed, the spacious available real estate those shuttered warehouses represented was redeveloped; it attracted a wave of artists, writers and start-up entrepreneurs interested in affordable lofts, studios and convertible office spaces. The residential neighborhood they created was vibrant but struggled to overcome its reputation as a former red light district. Today, all of that’s changed. Over the last few years, River North has overtaken Rush Street as Chicago’s nightlife hub, boasting see-and-be-seen spots ranging from Mercadito to Stout Barrel House and Siena Tavern to EDM mecca Sound Bar, not to mention the military themed The Underground.

Bordered by the Chicago River on the south and west, 800 N Chicago Ave on the north and 150 E Michigan Ave on the east; the neighborhood sits in an ideal location that’s close to The Loop, the Near West Side, Streeterville, the Gold Coast, Old Town and even Lincoln Park. The Ontario Street feeder ramp offers residents quick and easy access to the Kennedy, Dan Ryan and Eisenhower Expressways. Public transit is similarly readily accessible. The CTA’s Red, Brown and Purple lines trisect River North and the neighborhood is traversed numerous bus lines. Also, there is practically no need for UBER as taxis are instantly available on most area streets 24 hours a day.

River North has seen a dramatic spike in its residential population over the last ten years. Chicago’s educated and affluent have been drawn into the neighborhood by its growing selection of new and nearly-new lofts, rental condos, high-rise apartment complexes, not to mention the sprinkling of vintage walk-ups, townhouses and single-family homes that are available to rent. Many of the buildings offer breathtaking skyline views of downtown Chicago.
