1150 W Lake Fulton Market luxury apartments is being developed by LG Development Group and is currently under construction on the stretch of Lake Street between May and Racine. Hugo River North apartments, the two-towered high rise at 751 N. Hudson and 411 W. Chicago Ave being developed by LG Group, is one of River North‘s newest luxury apartment developments currently under construction. North Union is a new mega-development on the Near North Side, from developer JDL and Hartshorne Plunkard architecture. The five phase development will take up roughly 8 acres of land that Moody Bible Institute land.

The $1.3B project will be constructed in five phases and is expected to include over 2600 rental units, lots of commercial space, and over 2.5 acres of public park space. The park will feature open lawn space, a dog park, and a playground area.

878 N Wells Street will be the first of three buildings in phase one of the North Union development. It will also be the largest, with 428 units and over 5000 square feet of ground level commercial space.

The Southbank development in the South Loop has changed names, hands, and plans over the past few years. With such a prime riverfront parcel and over two acres of park space, it’s easy to see why this land has been in such high demand. Sterling Bay was recently granted city approval for their first primarily residential development in the West Loop, 160 N Morgan. Although Sterling Bay hasn’t done much residentially in the area, they are certainly no strangers the neighborhood and have significantly impacted West Loop real estate through their massive commercial ventures, like the Ace Hotel, office buildings like Fulton West, 333 N Green St, 1000 Fulton (home to the Google midwest headquarters), and most notably, the McDonald’s global headquarters, which they sold for a record breaking $412 million last year. 160 N Morgan is being designed by bKL architecture.

The 29 story high rise will bring 282 luxury apartments and 2000 square feet of commercial space to what is arguably one of the hottest intersections in the West Loop– the corridor of Morgan Street between Fulton Market and Randolph. The new high rise will be at the site of a former bank (turned into Luna Bay Kombucha in the interim) next door to popular Federales restaurant and bar.

Although the composition of units at 160 N Morgan hasn’t been solidified yet, it is currently planned to be a mixture of studio, convertible, 1, 2, and 3 bedroom apartments, with most of those apartments being studios and convertibles. 160 N Morgan will also be a full amenity building with multiple amenity decks, including an expansive common outdoor space on the top floor, a dog run, and more.

Sterling Bay is expected to break ground by the end of this year with a two year approximate timeline for construction.

A foundation permit was issued this fall for a new development at 166 N Aberdeen in the West Loop’s Fulton Market area. This new development will replace the former Fabbri Sausage Factory with luxury apartments and commercial space.

166 N Aberdeen was originally intended to be the second phase of a two building project from developer, MCZ Development. The first was 171 N Aberdeen, an 11 story building with residential units and commercial space below that was completed in 2018. However, according to Multi Housing News, 166 N Aberdeen is now being developed by Greystar and will contain 223 apartments with commercial space below.

Plans show that the units will be a composition of studios, one, two, and three bed apartments with amenities including a fitness center, swimming pool, co-working space, a 14th floor outdoor lounge, and more. Renderings from the project’s architect, Solomon Cordwell Buenz, also show an inset terrace on the 13th floor facing the city skyline.

The west end of Fulton Market has been this year’s hottest area for new construction. 160 N Elizabeth Street just secured financing and will be joining the ranks of other highly anticipated developments like 900 W Randolph and 166 N Aberdeen, as well as Marquette’s Evo and Parq Fulton, both of which are pre-leasing.

The Fulton Market high-rise is being developed by Moceri and Roszak, a developer who is no stranger to the Chicago luxury market and has had multiple successful lease ups in recent years. Parkline, a 213 unit luxury rental building off of Michigan Avenue in the Loop, has been their most recent development and is expected to be sold by next spring.

160 N Elizabeth is expected to house about 375 apartments and 9000 square feet of commercial space. It will include ample outdoor space, both on the sizable amenity deck and for private balconies for many of the units. Although little else is known at the moment about 160 N Elizabeth, we can expect thoughtful design, useful spaces, modern aesthetic, and creative accents if its anything like the rest of Moceri and Roszak’s inventory. 160 N Elizabeth is slated for delivery in the second quarter of 2023 and is expected to be 27 stories upon completion.

A new River North development by Antunovich Associates is underway at 741 N Wells. The new 21 story tower  is expected to be 255 feet upon completion and will include 9,400 square feet of retail space and 178 apartments, comprised of 70 studios, 68 one bedrooms, 40 two bedrooms, and penthouses. 741 N Wells is also expected to have state of the art amenities across multiple amenity levels.

The second and third levels will house parking with additional bicycle parking for up to 150 bikes as well as a dog run and dog spa. Fourth floor amenities include a rooftop deck, a fitness center, and outdoor fitness space, as well as private terraces for select units. Select units on other floors will have traditional balconies. The top floor amenity level will include even more fitness space, a club room, and outdoor pool deck, and ample work from home space.

The exterior will be a contemporary loft style, featuring floor to ceiling glass and metal accents, consistent with the style of the surrounding Gallery District portion of River North.  The existing structure at 755 N Wells and nearby Brehon Pub will not be affected.

Megadevelopments, or grand-scale developments combining residential, commercial, and public use amenity components, have been the trend as of late. One Central is one such megadevelopment in the pipeline with a transit-based focus.

Under current plans from developer, Landmark, One Central will transform about 32 acres of rail yards between the McCormick Place Convention Center and the Museum Campus on the Near South Side into a new neighborhood. According to the Chicago Department of Planning and Development, this “new neighborhood” will consist of high rises totaling 9,050 residential units, 1.5 million square feet of retail space, 9.45 million square feet of office space, 1.5 million square feet of hotel space, 350,000 square feet of event space, and parking, all anchored by a new multi-modal transit hub.

In an interview with the Sun Times, Bob Dunn, president of Landmark development, says he looks at the transit hub as “being transformative for the next generation”. He explained that the 3.8 billion dollar transit project would be a game changer in Chicago transportation by connecting the Metra (which mostly services Chicagoland suburban commuters), the CTA (which services neighborhoods of Chicago proper), the Amtrak (which services neighboring suburbs as well as other states), and a new fourth transit line that would connect McCormick Place convention center directly to downtown. Dunn projects this new hub where the four transit lines would converge would eventually serve twice as many people as Union Station currently does and went on to frame One Central as “a civic project” because of all the people it would serve.

A new factor in the equation of One Central is the Chicago Bears’ decision to move their stadium to suburban Arlington Heights from their current stadium at Soldier Field, adjacent to the site of One Central. Although there is hardly any concrete information on what’s to become of Soldier Field, given Dunn’s existing plans for the surrounding area, one can speculate he’ll have a vision for the space.

The development at 354 N Union Ave broke ground this past April and is expected to take two years to complete. Early sketches and renderings suggest Union will have a host of state of the art amenity spaces, including an expansive outdoor pool deck. The finished high rise is expected to have a sleek, glassy exterior with aluminum balconies and metal accents.

This stretch of Halsted, known as Goose Island, is the connector between River West to the west, River North to the east, Old Town to the north, and West Loop to the south. Just a few minute walk to the heart of each neighborhood, but on a quiet strip, itself, residents who eventually live in these new units will have arguably, one of the most desirable residential locations in the city.

As it stands, Halsted Point will likely around 10 years to complete. Due to the size, scale, and lack of other development in the immediate area, Onni Group’s new development could effectively, create a new neighborhood. Although Halsted Point is yet to receive zoning approval, it seems to have the emphatic support of the area’s alderman. “When I was kid, growing up right over the bridge from, here we used to call this area ghost town,” said Alderman Burnett at a community meeting via Zoom. “Now this area is very vibrant. We’re allowing for some residential [development], some new infrastructure is getting built, and the riverwalk is getting enhanced. A lot of great things are happening.”

Halsted Point comes in a string of mega-developments that aim to make good use of the riverfront. Southbank, The 76, and Lincoln Yards are also massive scale projects along the river with similar compositions of residential units, commercial space, and public amenities.

Marquette is also behind Catalyst, another popular luxury high rise in the West Loop. Additionally, Marquette owns other multifamily developments in the suburbs of Chicago as well as in Michigan, Indiana, Texas, and Minnesota.

JDL Development has proposed a multiphase mega-development with both commercial and residential properties, as well as public green space, near Old Town. The proposed Near North Side development, North Union, would span 8.1 acres and cover half of the current Moody Bible Institute’s Near North Side campus.

North Union would bring over 30,000 square feet of commercial space, 2680 rental apartments, and 1.3 acres of green space to Moody Bible Institute’s campus. JDL currently has a deal to buy the land and Moody Bible plans to continue to operate on the remaining 9.4 acres of their current Near North Side campus.

The proposed development would be situated between Wells Street and the CTA brown line tracks, bounded by Hill and Chestnut Streets as the northern and southern boundaries. Current plans include three high rises along Oak Street at 44, 47, and 55 stories respectively. Plans also include over 200 low rise units like town homes. Once approved, the development could take 7 to 10 years to complete.

369 W. Grand apartments is a new rental building from Canadian developer, Onni Group, at the site of the former Clark and Barlow Hardware Store. Upon completion, 369 W. Grand will provide 365 apartments in a glass-clad 41-story tower in Chicago’s River North neighborhood.

This week, Moody Bible Institute created a preliminary agreement to sell 10 acres in the Near North Side’s Old Town neighborhood to luxury high rise developer, JDL.

According to the Chicago Tribune, the land at 820 N. Lasalle will be developed into 2500 or more luxury apartments and condos between a half dozen high rises totaling up to 5.3 million square feet. The land for sale is mostly vacant with the exception of a few smaller structures. The soccer field west of Walter Payton College Prep is also included in the sale. The same stretch of Old Town has seen significant residential development in the past couple years and already has several projects in the works, namely, Onni Group’s Old Town Park phases I-III at Atrium Village.

When the land went up for sale in the summer of 2019, Moody Bible president, Mark Jobe, stated that the decision to sell the land was motivated by the desire to expand the impact of Moody Bible’s ministry. Moody Bible intends on staying in the southern portion of it’s Old Town campus, its home since 1886.

The South Loop is one of the most rapidly growing Chicago neighborhoods. In fact, it’s growth includes the development of a new 62 acre neighborhood on a currently vacant site.

The 78, by Related Midwest, is one of the largest South Loop projects currently in development with a social, community, environmental, and economic components all Chicagoans can appreciate. Its name comes from the idea that of Chicago’s 77 existing neighborhoods, this will be the 78th. The 62 acre site is surrounded by Clark Street, Roosevelt Road, 16th Street, and the Chicago River and cornerstone of the development is the use of the riverfront, which will extend the existing Riverwalk by over a half mile to Chinatown.

Although it is still early in development, plans show that this mixed use mega development will include residential high rises, cafes, restaurants, retail, and an abundance of community amenities and 12 acres of green space. Community amenities will include the Riverwalk extension, bike paths, an expansion of Clark Street to make it more walkable, the dedication of a community resource center to foster the growth of local minority and women owned businesses, a 5 acre riverfront lined with dining and entertainment, and 7 acre Crescent Park.

The 78 development will also improve transportation in the area. The project includes the addition of a new CTA red line stop on site, water taxi service, additional bikeways with Divvy rental bike stations, and a Metra stop relocation to reduce noise and improve air quality.

The 78 will potentially be home to one of the country’s newest research institutions, Discovery Partners Institute, an interdisciplinary innovation center that will span over 1 million square feet and service over 10,000 students every five years.

Gut rehabbed historic buildings turned into luxury apartments was 2019’s trend in Loop construction. These three luxury Loop apartment buildings opened in 2019 and were rehabbed historic buildings.

The Alfred by FLATS

The Alfred apartments (named after architect, Alfred Alschuler) opened in the former Hartman Building, which was built in 1925. To keep the character of the building, the exterior brick and terra-cotta were repaired and many of the historic interior fixtures, like elevator doors and lights, were salvaged and used in the current design.

The Venn is a new set of  luxury apartment towers in the West Loop coming to the corner of Madison and Green. The 586 unit rental project is being developed by The John Buck Company, Lendlease, GREC Architects, and Intercontinental Real Estate Corporation and will include studio, 1, 2, and 3 bedroom apartments as well as town homes. Each town home will have its own private entrance at ground level, which will surround the building’s parking garage so it is not visible from the street.

The name, “The Venn” comes from the idea of the overlapping communities of each tower, joined by the shared amenity space, like a Venn diagram.

The Venn is situated in a prime location, just a block west of bustling Halsted Street, two blocks from the UIC Blue line CTA, walking distance to the Metra at Union and Ogilvie stations, blocks from the Kennedy and Eisenhower expressways, two blocks south of Restaurant Row on Randolph Street, and less than a block from Mariano’s and Whole Foods grocery stores. Residents can check out the Green City farmer’s market, movies and yoga in the park, and a whole host of other neighborhood events at Mary Bartelme Park, which is located one block southwest of The Venn.

2019 was a busy year for both residential and commercial development in West Loop. The residential inventory went above and beyond in terms of visionary design and creative amenities. These four West Loop apartment buildings stole the show with their lease ups this past year.

The Van Buren

Although the Van Buren opened September 15th of 2018, most of their lease up took place in 2019. Riverline

Riverline will be an 8 acre community with 1000 feet of continuous riverwalk. CMK is developing the southern portion of the 15 acre parcel, the northern 7 acres of which are being developed by Lendlease as the Southbank development. Riverline will feature 10 new residential buildings in addition to an abundance of public green space. The Riverline project was masterplanned by Perkins+Will architecture.

Coeval

Coeval, on 14th and Wabash, is a two towered development offering amenities and boutique style rental apartments in one tower and condos in the other, as well as 10,000 square feet of retail space. With over 15,000 square feet of amenities, residents have access to a roof terrace, fire pits, a fitness center, co-working space, and indoor and outdoor lounge an entertainment space as well as indoor and outdoor dog amenities. Coeval apartments began leasing in early 2019.

In 2015 the West Loop started to see the first wave of a residential development boom, followed by an influx of new office development in the past two years. This year, the West Loop is seeing an increase in hotel development.

Hotels Locals Love

Currently bustling hotels, including The Hoxton, Ace Hotel, and Soho House, have become social hubs which seem to be frequented at least as much by locals as out of towners. The top notch restaurant, coffee shop, and bar concepts in each of these West Loop hotels are major draws, namely Cabra— a Peruvian concept by Girl and the Goat’s Stephanie Izard and one of this year’s hottest new restaurants– located on the rooftop of The Hoxton. The Allis at Soho House and Waydown at Ace are both high-traffic spots locals frequent as part of the neighborhood nightlife scene.

Hyatt House

When Sterling Bay and Skender Development broke ground on Hyatt House in 2018 it was slated to be the first extended-stay public lodging option in Fulton Market. Hyatt House opened this summer with 200 rooms. Unlike The Hoxton, Ace Hotel, and Soho House, Hyatt House functions more as a traditional out-of-towner lodging place and meeting space and less as a local night life destination.

Coming Soon

After several delays, Nobu hotel is slated to open on Randolph Street’s “Restaurant Row” in early 2020 with 115 rooms. It’s rooftop bar and sushi concept is highly anticipated, making it likely to be another trendy spot locals love. The Nobu project was first announced in 2013 and highly publicized in part because of the notoriety of one of it’s owners, Robert DeNiro.

Equinox hotel, by Related Midwest, is a mixed use high rise development that will feature 240 rooms, as well as 30,000 square feet of amenity space and 370 residential units. The 58-story development will be geared toward fitness-focused clientele and locals looking for a wellness based “staycation”.

Another boutique hotel was approved this summer for a Pendry concept at 1043 W Fulton Market. The Pendry will be on the smaller side, at 12 stories with 200 rooms. Part of the Pendry will be allocated to full time office space, making its rooms a convenient choice for office tenants bringing in out-of-towners.

Last but not least, Chicago-based Marc Realty is developing a 250 room Standard Hotel at 1234 W Randolph, just west of City Winery. The Standard will feature a ground level restaurant concept, expansive terrace, and rooftop bar or restaurant concept. It will likely cater its restaurant and bar concepts to local traffic.

Proposed Developments

In July F & F Realty and FitzGerald Associates Architects proposed a new hotel development at 920 W Lake that will likely be a more affordable Marriott concept upon completion. This proposed project is just up the street from another proposed hotel at 800 W Lake by North Park Ventures and GREC Architects.

The last few years have been big for River North development, and it doesn’t show signs of slowing up anytime soon. Here are some of the most highly anticipated residential rental developments under construction in River North this year.

Wolf Point East

Wolf Point East is the second of three Wolf Point towers in the development. The first completed tower, Wolf Point West, is known for its breathtaking river and skyline views, club-grade amenities, spacious layouts, and prime location at the intersection of River North, Fulton River District, and the Loop, just across Wacker Drive. However, the fact that the Wolf Point development is surrounded by the river on three sides as well as a four acre riverfront park gives it a tranquil feeling despite its central location.

One Chicago

One Chicago is a massive 78-story, two-tower development featuring both residential and commercial space. The 810 dwelling units will be a mix of for-sale condos and rental apartments. In addition to ample office space, One Chicago has reportedly locked in Whole Foods Market and Lifetime Athletic Club as anchor tenants in its commercial space.

Goettsch Partners/Hartshorne Plunkard Architecture

353 W Grand

This new River North high-rise is one of several buildings Vancouver based developer Onni Group has in the works in Chicago. Following the big success of their first Chicago development, The Hudson in River North, and last year’s Old Town Park Phase I, Onni is currently developing Old Town Park Phases II and III, as well as 353 W Grand. This 41-story high rise will offer 356 rental apartments, retail space, and a small park along Orleans Street. Onni is known for delivering high quality finishes, condo grade appliances, thoughtful layouts, and spa-inspired amenities. Although little is known about 353 W Grand, there’s no reason to think this project will be any different.

Brininstool + Lynch

810 N Clark

Last year, Cedar Street Companies’ conversion of Bush Temple of Music into Bush Temple Apartments, 101 studio and one bedroom apartments, was a big hit in the neighborhood. This year, Cedar Street is adding a 16 story glassy addition, complete with 129 rental units and a rooftop pool. Residents of the addition will have full use of the outstanding fitness center (and full sized boxing ring) at the original Bush Temple development.

Millennium on LaSalle is a luxury apartment rental building in the Loop’s financial district and was originally built in 1902 as the National Life Building, which was designed by Jenney and Mundie. The 13-story building was recently converted from an office building, most recently known as Barrister Hall, into an amenity-rich residential property. The 216 units will include studio, one, and two bedroom apartments as wel as 7,000 square feet of retail space in the ground level.

            The contemporary units will have sleek, elegant finishes. Kitchens will feature stone countertops, stainless steel appliances, premium Italian cabinetry, a tile backsplash, and an in-unit washer and dryer. Bathrooms will have marble tile and premium lighting.

Units will also have hardwood throughout and be outfitted with smart home technology. Technology features include integrated USB power sources, a pre-wired media hub, and integrated Bluetooth audio.

            The fourteenth floor will feature a portion of the resident amenities including a pool, sports court, fitness center, common lounge, and a landscaped rooftop terrace with grilling stations.

NEMA

One of NEMA’s many common spaces

NEMA, formerly known as One Grant Park, is a 792 unit rental building being developed by Crescent Heights. The tower will be a stand-out addition to the Chicago skyline and is being designed by world-renowned architect, Rafael Vinoly. According to renderings, NEMA is expected to have over 70,000 square feet of amenities including indoor and outdoor pools, coworking space, basketball court, boxing gym, a golf simulator, playroom, multiple lounges, and a chef’s kitchen.

Essex on the Park

Essex on the Park is a 479 unit rental building being developed by Oxford Capital and Quadrum Global. The project broke ground in 2017. Essex on the Park will ofter spectacular amenities including an outdoor patio with grills, a fitness center with a yoga studio, multiple entertainment lounges, a conference room, and a four-story indoor lounge with a pool overlooking the South Loop’s Grant Park. Residents will also have full use of the services and amenities of the Hotel Essex.

The high-rise was designed to focus on wellness and includes technology that provide cleaner air and water and reduce light and noise pollution.

The Paragon

The Paragon, a glassy 2-tower high-rise formerly known as SoMI, will feature 500 rental apartments and 7,500 square feet of retail space. The Paragon is being developed by CIM Group and Murphy Development and will offer studio, 1, 2, and 3 bedroom apartments.

14th and Wabash

CMK is developing the 261 unit high-rise at 14th and Wabash, and it’s not their first rodeo. CMK is also the developer behind three other recent South Loop high-rises including 1333 S. Wabash apartments, 1345 S. Wabash condos, and the southern half of the Riverline project which is currently under construction. Although the specifics aren’t fully disclosed, it is clear that 14th and Wabash will be an amenity-rich building with plenty of indoor and outdoor resident common space.

New construction has been plentiful for the past three years in the West Loop and the development boom isn’t showing signs of letting up in 2019. Here’s what’s coming to the West Loop in 2019.

Union West (933 W Washington)

180 N Ada will be a 14-story, 263-unit luxury rental building with a modern design and L-shaped exterior.

The 180 North Ada Street site was formerly home to Takis Royal Foods grocery.

Current plans show that 180 N Ada will have multiple amenity areas including a second floor pool, fitness center, resident lounge, outdoor grilling space and green roof. The tenant who will occupy the 2,500 square feet of retail space is yet to be determined.

Milieu

Milieu will be a 20-story mixed-use luxury high rise with 275 rental units and 13,000 square feet of retail space. Apartments will include studios, 1 beds, and 2 beds. The boutique style building will be amenity-rich with abundant nearby green space at Mary Bartelme Park. This project is a joint venture between White Oak, Crayton Advisors and Pacific Life Insurance Company.

The DAC team had the pleasure of attending the grand opening for Loukas Development’s The Van Buren, one of the West Loop’s newest luxury high-rises. The event, hosted by CS Modern Luxury, included tours of the artfully styled model units, a ramen bar, and a friendly crowd eager to check out the development. 2018 has been a big year for River West between the successful lease up of Spoke, a mixed-use, two-tower high-rise, the approval of 742 N. Aberdeen, a 188-unit rental building, and the groundbreaking of Avenir luxury apartments.

New Construction

Avenir luxury apartments are under development at the corner of Milwaukee Avenue and Carpenter Street and is expected to be 23 stories upon completion in quarter four of 2019. The glass and brick River West high-rise will include 226 apartment units, 97 parking stalls, and 2,300 square feet of retail space. Like Spoke and 742 N. Aberdeen, Avenir will be a transit-oriented development, less than a block from the CTA Blue Line.

Although there is much about this River West development that has yet to be announced, early renderings suggest that Avenir will be an amenity building with plenty of rooftop green space.

River West residents love the neighborhood’s central location. The neighborhood is known as being home to part of Chicago’s newest and most vibrant dining scene. 2018 has been a big year of growth for Chicago’s South Loop rental market. One new South Loop development, NEMA, will become Chicago’s tallest skyscraper South of the Willis Tower at 76 stories, 893 feet tall. The project is being developed by Crescent Heights, and designed by world-renowned architect, Rafael Viñoly.

NEMA is a building of many names, as it is also known as One Grant Park, and was formerly known as 1200 S Indiana and 113 E Roosevelt. So what is “NEMA”? The NEMA brand is a group of luxury high-rises, developed by Crescent Heights, in major metropolitan areas around the U.S. with existing developments in San Francisco and Boston.

The massive $1 billion redevelopment of the historic Union Station has been reworked  following the release of the initial proposal. The plans had included a seven-story apartment complex atop the landmarked Beaux Arts building which is no longer part of the proposal.

The new plan now calls for a single-story addition to the station’s historic 1925 headhouse building – to which the upper levels will house two hotels with 400 guests suites and an office space for Amtrak as well. The penthouse level will aim to blend seamlessly into the building’s existing architecture and will not be seen from street level.

To absorb the expected increase in traffic around the hotel at Union Station, the traffic management plan will work to reduce the drop offs on Adams. A hotel entrance will be added on the Jackson Street, retail space on Clinton and the valet will be relocated to the interior of the building.

The second phase of redevelopment will take aim at Amtrak’s parking lot structure just south of the transit center. The area there will be made into a brand new 50-story, 715 foot tall office tower. Designed by Chicago’s Goettsch Partners, the tower will feature a sleek, glassy facade with a 3 setback and angled columns at the base. This phase will also feature a 1.5-acre park and plaza open to the public.

Though it has yet to go through the entire approval process, the new reimagined plan is striking better public endorsement. Located in the West Loop neighborhood, this project will help with traffic and add new construction to the booming area. The bustling travel hub will become more accessible and add a modern asset to the charming history already preserved there.  

Coming to the Lincoln Park neighborhood is a massive development– Lincoln Yards. Brought to us by Chicago-based developer Sterling Bay, the sprawling 53 acres of vacant land will offer a new sub-neighborhood within Lincoln Park.

This mega-project will feature 5,000 homes, 800 foot skyscrapers and bring 23,000 new jobs to the area just north of the Chicago River. With most buildings reaching a height of 300 feet, there are plans for new “icon buildings” as well to reach even higher. Over 6,000 parking spaces will be included in the redevelopment as well.

Chicago architecture firm Skidmore, Owings & Merrill (SOM) and Boston based CBT will combine to create the masterplan for the expansive riverfront lot. In the center of the multiple buildings being constructed is going to be serene green spaces with pathways and entrances down to the riverfront for added enjoyment.

The Lincoln Yards development will be divided into two separate spaces, known as “North Yard” and “South Yard”. The North Yard will be comprised of the majority of the plans residential and commercial spaces. The South Yard will be home to office space, retail, a Live Nation complex, and a 20,000-seat United Soccer League stadium.

The developers are adding new roads while realigning existing roadways to create seamless travel in response to the expected increase in street and foot traffic. A new ‘multimodal’ metra station will also be erected; giving connections between the trains, cyclists, CTA buses, and private shuttles.

With the inclusion of all forms of travel, focusing on new and improved roadways and adding residential and tons of commercial space Lincoln Yards will be an exciting new neighborhood that is next to some of the most highly desired areas in the city. Onni Group is expected to deliver yet another spectacular building in the city of Chicago. This time, it’s a 38-story apartment redevelopment of the former Clark and Barlow Hardware store in River North. Three years ago, they proposed a 32-story apartment at the same location but have come back with a whole new design.
