If you haven’t noticed, the majority of the latest West Loop developments have addresses all beginning with 160 (i.e 166 N Aberdeen, 160 N Elizabeth, 160 N Morgan, and let’s go ahead and include 170 N Green). While the new development at 906 W Randolph is choosing to use its Randolph Street side address, this site is also currently known as 160 N Peoria. This isn’t just an entertaining coincidence– it’s indicative of the vector of movement in development trends.

A “160” address puts those sites on side streets north of Randolph before Fulton Market, showing that these side streets are a hot commodity with developers, likely for two reasons: the first is the city’s design guidelines. Section 3.4 of the city’s West Loop Design Guidelines state that, “Randolph Street should continue to be developed as a commercial and retail corridor and the existing retail and restaurant character should be preserved. Tall residential buildings located along Randolph Street should be set back towards the center of the block and not front directly on Randolph Street.” This could explain why developers who want their residential developments as close as possible to lively Randolph Street would need to opt for the side streets, but it doesn’t explain why developers are mainly choosing the side streets to the north.

The second reason behind this “160” address pattern, and the reason the side streets to the north specifically have been popular, is zoning. You’d think development would spill onto the side streets south of Randolph, as those are already primarily zoned residential, commercial, and mixed use, while the side streets to the north are largely zoned for industrial space. “Plot” twist– developers are choosing these industrially zoned sites because they have industrial zoning.

In addition to often being less costly, these industrial sites are also popular because of the Fulton Market Innovation District Plan (FMID). The FMID allows for areas that were formerly zoned as industrial to used for more “modern uses” like high end office space, mixed use, and residential developments.The city enacted the FMID at the beginning of 2021 to, “create a more vibrant, pedestrian friendly, and inclusive neighborhood”, likely in response to the area’s booming population. A similar city resolution is what allowed developer, Sterling Bay, to move forward with the Lincoln Yards megadevelopment and developer, Onni Group, to move forward with their massive new proposal near Goose Island along Halsted.

Despite the city’s willingness to allow for zoning changes in some of these industrial areas, the city is still making it clear that certain industrial spaces are off limits to residential developers, for instance, the Kinzie Corridor just northwest of Fulton Market.

As development moves north to Fulton Market, west toward, Ogden, and spills into the FMID designated zones, we wouldn’t be surprised if a few more developments with 160-ish addresses pop onto the map.

Sterling Bay’s 160 N Morgan Development Approved

Sterling Bay was recently granted city approval for their first primarily residential development in the West Loop, 160 N Morgan. Although Sterling Bay hasn’t done much residentially in the area, they are certainly no strangers the neighborhood and have significantly impacted West Loop real estate through their massive commercial ventures, like the Ace Hotel, office buildings like Fulton West, 333 N Green St, 1000 Fulton (home to the Google midwest headquarters), and most notably, the McDonald’s global headquarters, which they sold for a record breaking $412 million last year. 160 N Morgan is being designed by bKL architecture.

The 29 story high rise will bring 282 luxury apartments and 2000 square feet of commercial space to what is arguably one of the hottest intersections in the West Loop– the corridor of Morgan Street between Fulton Market and Randolph. The new high rise will be at the site of a former bank (turned into Luna Bay Kombucha in the interim) next door to popular Federales restaurant and bar.

Although the composition of units at 160 N Morgan hasn’t been solidified yet, it is currently planned to be a mixture of studio, convertible, 1, 2, and 3 bedroom apartments, with most of those apartments being studios and convertibles. 160 N Morgan will also be a full amenity building with multiple amenity decks, including an expansive common outdoor space on the top floor, a dog run, and more.

Sterling Bay is expected to break ground by the end of this year with a two year approximate timeline for construction.

166 N Aberdeen Fulton Market Apartments

A foundation permit was issued this fall for a new development at 166 N Aberdeen in the West Loop’s Fulton Market area. This new development will replace the former Fabbri Sausage Factory with luxury apartments and commercial space.

166 N Aberdeen was originally intended to be the second phase of a two building project from developer, MCZ Development. The first was 171 N Aberdeen, an 11 story building with residential units and commercial space below that was completed in 2018. However, according to Multi Housing News, 166 N Aberdeen is now being developed by Greystar and will contain 223 apartments with commercial space below.

Plans show that the units will be a composition of studios, one, two, and three bed apartments with amenities including a fitness center, swimming pool, co-working space, a 14th floor outdoor lounge, and more. Renderings from the project’s architect, Solomon Cordwell Buenz, also show an inset terrace on the 13th floor facing the city skyline.

The west end of Fulton Market has been this year’s hottest area for new construction. 160 N Elizabeth Street just secured financing and will be joining the ranks of other highly anticipated developments like 900 W Randolph and 166 N Aberdeen, as well as Marquette’s Evo and Parq Fulton, both of which are pre-leasing.

The Fulton Market high-rise is being developed by Moceri and Roszak, a developer who is no stranger to the Chicago luxury market and has had multiple successful lease ups in recent years. Parkline, a 213 unit luxury rental building off of Michigan Avenue in the Loop, has been their most recent development and is expected to be sold by next spring.

160 N Elizabeth is expected to house about 375 apartments and 9000 square feet of commercial space. It will include ample outdoor space, both on the sizable amenity deck and for private balconies for many of the units. Although little else is known at the moment about 160 N Elizabeth, we can expect thoughtful design, useful spaces, modern aesthetic, and creative accents if its anything like the rest of Moceri and Roszak’s inventory. 160 N Elizabeth is slated for delivery in the second quarter of 2023 and is expected to be 27 stories upon completion.

Gioia will serve 12 to 15 pastas made fresh daily, featuring both modern, innovative dishes as well as classic regional favorites. The chef for Gioia, Federico Comacchio, got his “chops” at Michelin Starred restaurant, Ristorante Sadler in Milan, as well as the time he spent as the executive chef at Phil Stefani’s Coco Pazzo and 437 Rush. According to a spokesperson for Gioia, Italian native, Comacchio has been visiting Italy regularly and wants to serve what he’s learned back home.

Gioia was slated to open its doors in spring of 2020, but for obvious reasons, that didn’t happen. Signage on their storefront says they expect to open in the coming weeks. Given how great their menu sounds, we can only hope it’s not much longer!

Randolph Street is known locally and internationally for its high density of top notch restaurants. From Michelin Starred culinary experiences to “the best burger ever”, you can find it all on Randolph Street.

West Loop Events: Artopia

Looking for things to do near the West Loop this weekend? Artopia is one of the newest attractions coming to Chicago’s West Loop starting April 17th!

The avant-garde installation is opening in Morgan Manufacturing’s 32,000 square feet of event space, bringing “a month of kaleidoscopic immersion” and “blending the creativity of renowned artists with the wonders of modern technology” according to a recent article in Secret Chicago. Artopia will be a one hour guided experience with craft cocktails afterward. Highlights include interactive projection mapping, sound reactive LED pieces, 20 murals by Chicago street artists, eight sculptural pieces, large scale light art, and holographic pieces.

Much like the West Loop’s beloved WNDR Museum, Artopia also promises “Instagrammable” photo opps in one of a kind settings.

Artopia will run every Thursday through Sunday through May 15th at Morgan Manufacturing (401 N Morgan Street). COVID precautions include mandatory mask requirements, hand sanitizer in each room, a 50 person capacity, and a one-way guided tour route. Click here for tickets!

Chicago Restaurant Week 2021

Chicago Restaurant Week begins this Friday (albeit, it may look a little different this year than in previous years). During Restaurant Week, over 250 participating  restaurants in and around Chicago offer multi-course prix fixe menus for lunch ($25) and dinner ($39 or $55). This year, you’ll get to enjoy restaurant week through indoor or outdoor dining, carry out, and even delivery. Here are some of the notable additions to this year’s Restaurant Week roster in addition to tried and true favorites.

Avec River North

The new River North location of this beloved West Loop restaurant will be offering a five course dinner menu ($55). The tasting menu will include house-marinated olives and ciabatta to start, followed by chorizo-stuffed medjool dates with bacon and piquillo pepper-tomato sauce, a course of shaved brussels sprouts with calabrian chili and golden raisin, wood oven paella with confit chicken, escargot sausage, mussels and tangerine aioli, and lastly a raspberry rose tart. Enjoy dishes inspired by Greek and Spanish cuisine for indoor dining or on the outdoor patio.

Odyssey Chicago River

Girl and the Goat

Girl and the Goat is another tried and true West Loop favorite. In addition to the high quality food and experience, the world renowned restaurant rose to prominence because of it’s owner and chef, Top Chef winner, Stephanie Izard. This year’s menu ($55, dinner only) will offer contemporary dishes like brioche with goat liver mousse and relish, roasted bosu oysters with yuzu Harissa butter, shio kombu, and lime,  and crispy short ribs with avocado and grape fruit chermoula. Don’t worry– we had to google a few of those ingredients, too. Girl and the Goat’s Restaurant Week menu will be exclusively available for indoor dining.

Fulton Market ‘Reve Burger’

Chef Curtis Duffy is a Michelin three starred Chicago chef known for Randolph Street’s ‘Grace’, which closed its doors in 2017. After three years in the works, Duffy and his business partner, Michael Muser, opened their new Fulton Market restaurant, Ever, in July. However, due to COVID-19 restrictions and supply chain obstacles, Ever has pivoted into a new temporary concept called ‘Reve Burger’.

Ever started as a high end, contemporary concept with an 8-10 course tasting menu (starting at $285 per person) featuring seafood, seasonal vegetables, nuts, meats, seeds, and grains. The original menu consisted of ingredients like squab with guajillo, raspberry, and sorrel, hoja santa (also known as “root beer leaf”), and an earthy-looking wagyu beef with sunchoke, orange, and tat soi. However, COVID has made sourcing many of these ingredients much more difficult than usual. Between these supply chain obstacles and COVID-19 indoor dining restrictions, the restaurant’s offerings have changed considerably for the time being.

Ever’s Fulton Market space is currently being used for Reve, Duffy and Muser’s carryout concept. In addition to being “Ever” spelled backward, “Reve” also means “dream” in French. Reve offers gourmet burgers and American fare for delivery and pick up. The standard “Reve burger” consists of two, four-ounce beef patties, a few slices of American cheese, plus Vienna dill pickles, and special sauce between a brioche bun from Highland Baking Co, served with shoestring fries that supposedly get crunchier after they’re reheated. Reve chef du cuisine, Jason Selk, got his chops working at Culver’s in Wisconsin. Selk hopes eating the delicious burgers from Reve will invoke a feeling of nostalgia for the consumer.

Developer, Marquette Companies, has broken ground at the former site of BellyQ restaurant in the western portion of the West Loop and Fulton Market neighborhood. The development is located at Randolph and Ogden, just over a block from the CTA pink and green line stop at Ashland, making it a transit oriented development. Current plans include a 26 story building with ground level restaurant space at 1400 W. Randolph Street and an 11 story building adjacent to Union Park at 1440 W. Randolph Street. Chicago-based architecture firm Brininstool + Lynch designed both structures.

Marquette is also behind Catalyst, another popular luxury high rise in the West Loop. Additionally, Marquette owns other multifamily developments in the suburbs of Chicago as well as in Michigan, Indiana, Texas, and Minnesota.

West Loop Old Main Post Office Redevelopment

The West Loop Old Main Post Office has been closed since 1996, but following the recent major redevelopment, is now welcoming its first tenants in the newly revamped building at 433 W Van Buren.

The structure was first built in 1922 and greatly expanded in 1932. At the time, Montgomery Ward and Sears were the largest retailers in the United States and the post office needed to expand its capacity due to all the mail order traffic the two retailers brought in. There were a few variations on proposals for the building’s redevelopment from 2011 to 2014, but none that secured the proper funding. In the interim, when it was not being used as a post office but prior to the redevelopment, the Old Main Post Office was used in filming for Batman Begins, The Dark Knight, and Transformers: Dark of the Moon films.

In 2016, Mayor Rahm Emmanuel threatened that the city would take possession through eminent domain if it remained undeveloped. The owner, Bill Davies, sold the Old Main Post Office later in 2016, just one day before his passing.

The 2.8 million square foot building has already secured large tenants including Walgreens, which will be relocating from Deerfield, as well as Ferrara Candy, The Federal Home Loan Bank of Chicago, and Uber. The lobby at the Old Main Post Office will also feature a food hall which is open to the public. There will also be a plethora of tenant amenities, including a bar and bocce court on the second floor, a gym with free weights and a boxing ring, and scattered luxury meeting and co-working spaces throughout the building.

McDonald’s West Loop Corporate Headquarters Relocation

The West Loop has been an attractive spot for corporate relocations the last two years. McDonald’s garnered significant attention in 2018 when it moved its headquarters from its home of 47 years in Oakbrook to downtown Chicago’s West Loop neighborhood.

The new headquarters office building was built at the former site of Oprah’s Harpo Studios. The relocation brought over 2000 jobs downtown and had a positive impact on this year’s earnings. CEO Steve Easterbrook says the move downtown was motivated by a desire to become a more modern company by tapping into a wider range of top talent and being hip with trends in food and beverage– both things he hopes will be improved by being being centrally located right on Randolph Street. Easterbrook also noted that the downtown move has had a positive impact on recruiting. McDonald’s received over 200,000 job applications sine their relocation, which is a large increase from years prior.

Chefs have one year contracts, which they can renew, but Time Out is looking to keep bringing in new dishes and concepts to keep things fresh and interesting for customers. Time Out also shared a vision for the space to function as a multipurpose venue for private events and weddings. When owner and developer, David Chase, initially applied for liquor and entertainment licenses, West Loop residents had trepidation about what they interpreted as the conversion of this historic landmark into a nightclub. However, Chase explained that his vision for the site was to “not to profit, but to ‘activate’ something beautiful for the community that would preserve the architectural glory of the church”.

He explained plans to turn it into a single destination wedding and event venue and 42,000 square foot hub for a multitude of practicing artists, including several distinct spaces. These include Epiphany Hall, located in the venue’s sanctuary with capacity for 1000 people, The Sanctuary, an upstairs lounge with live magic and cabaret performances with a 100 person capacity, and The Catacombs, an underground space for live jazz performances that holds 400 people.

Chase has emphasized that he intends to keep Epiphany Center for the Arts open to the public as much as possible, with public live music and events booked on Sundays through Thursdays and weddings predominantly on Fridays and Saturdays.

The church was originally built in 1885 in Romanesque style, complete with a bellower and sandstone exterior. The historic West Loop gem was the site of many historically significant events, like the funeral of Mayor Carter Harrison Sr. following his assassination, an event profiled in Devil in the White City.

The West Loop office market saw a huge increase in momentum in 2018 and is not showing signs of slowing up anytime soon. The two towers will rise 15 and 17 stories and will be connected by a two level podium which will contain the retail space as well as parking. An amenity deck will sit atop the podium and will be shared between the two residential towers and townhomes. The amenity deck will include an outdoor pool, lounge seating, grills, fire pits, and open green space for residents. Other building amenities will include a fitness center, co-working space, recreational courts, a game room, and other common space.

845 W Madison is slated for completion Summer of 2020 and is being developed by Lendlease Development and The John Buck Company and designed by GREC Architects. The site was home to H2O Skincare before the company moved its headquarters to San Francisco.

2019 West Loop Hotel Development Boom

In 2015 the West Loop started to see the first wave of a residential development boom, followed by an influx of new office development in the past two years. This year, the West Loop is seeing an increase in hotel development.

Hotels Locals Love

Currently bustling hotels, including The Hoxton, Ace Hotel, and Soho House, have become social hubs which seem to be frequented at least as much by locals as out of towners. The top notch restaurant, coffee shop, and bar concepts in each of these West Loop hotels are major draws, namely Cabra— a Peruvian concept by Girl and the Goat’s Stephanie Izard and one of this year’s hottest new restaurants– located on the rooftop of The Hoxton. When Sterling Bay and Skender Development broke ground on Hyatt House in 2018 it was slated to be the first extended-stay public lodging option in Fulton Market. After several delays, Nobu hotel is slated to open on Randolph Street’s “Restaurant Row” in early 2020 with 115 rooms. It’s rooftop bar and sushi concept is highly anticipated, making it likely to be another trendy spot locals love. The Nobu project was first announced in 2013 and highly publicized in part because of the notoriety of one of it’s owners, Robert DeNiro.

Equinox hotel, by Related Midwest, is a mixed use high rise development that will feature 240 rooms, as well as 30,000 square feet of amenity space and 370 residential units. The 58-story development will be geared toward fitness-focused clientele and locals looking for a wellness based “staycation”.

Another boutique hotel was approved this summer for a Pendry concept at 1043 W Fulton Market. The Pendry will be on the smaller side, at 12 stories with 200 rooms. Part of the Pendry will be allocated to full time office space, making its rooms a convenient choice for office tenants bringing in out-of-towners.

Last but not least, Chicago-based Marc Realty is developing a 250 room Standard Hotel at 1234 W Randolph, just west of City Winery. The Standard will feature a ground level restaurant concept, expansive terrace, and rooftop bar or restaurant concept. It will likely cater its restaurant and bar concepts to local traffic.

In July F & F Realty and FitzGerald Associates Architects proposed a new hotel development at 920 W Lake that will likely be a more affordable Marriott concept upon completion. The Chicago Air and Water Show showcases aerial maneuvers and rescue simulations from the U.S. Navy and Airforce as well as Chicago police department. The U.S. Leapfrogs (active duty SEALs and Special Forces crew members) will be doing a parachute freefall and the Chicago Fire Department Air and Water Rescue Unit will perform demonstrations as well.

This year will also feature a guest performance from the U.K.’s Royal Airforce Red Arrows. The headline attraction will be the U.S. Navy Blue Angels, featuring over 100 enlisted members of the Navy and Marines.

You can watch the Air and Water Show from one of many places this weekend, including for free at North Avenue Beach or aboard the Anita Dee II boat cruise  for $60, which boards at Dusable Harbor.

Union West will be located two blocks from the Morgan green line station and one block from the the lively restaurant row on Randolph Street.

172-180 N Ada

180 N Ada will be a 14-story, 263-unit luxury rental building with a modern design and L-shaped exterior.

The 180 North Ada Street site was formerly home to Takis Royal Foods grocery.

The Van Buren Grand Opening Event

The DAC team had the pleasure of attending the grand opening for Loukas Development’s The Van Buren, one of the West Loop’s newest luxury high-rises. The event, hosted by CS Modern Luxury, included tours of the artfully styled model units, a ramen bar, and a friendly crowd eager to check out the development. (As you can see, the photo booth also caught our attention!)

West Loop’s Booming Rental Market Has Grown With Commercial Demand

2016-2018 have been major years for West Loop residential development. The West Loop office market has grown in parallel, as it has been an increasingly popular destination for corporate relocations.

According to the City of Chicago website, Site Selection magazine recently named Chicago as the “ ‘top metro area in the nation for corporate relocation and investment,’ for the fifth straight year”. In order to be considered a corporate relocation, companies must meet at least one of the following three criteria: (1) $1 million in capital investment, (2)  creation of at least 20 new jobs, or (3) have a minimum of 20,000 square feet of operating space.

Site Selection magazine editor, Adam Bruns, attributed Chicago’s high ranking to “housing stock that people can actually afford”. Many speculate that O’Hare’s planned terminal expansion signals an expectation for Chicago’s number of corporate relocations to continue to increase.

Although Chicago, as a whole, received recognition as the top relocation area, the West Loop neighborhood, in particular, has garnered the most attention. In the last few years, notable companies who relocated to the West Loop include McDonald’s headquarters, Google, Ferrara Candy, Walgreens, Motorola, Pinterest, Caterpillar, Kraft Heinz, Sears Holding Corp., Allstate, Knoll Manufacturers, and Aspen Dental Management, which received attention from the mayor’s office in March of 2018 for creating 250 new downtown jobs.

Over 4 million square feet are currently occupied by tech companies in the West Loop. In the Fulton Market sub market, where nearly a quarter of commercial developments are brand new, there is only a 9% vacancy.

However, tech companies are not the only ones making a major splash in the West Loop. The new West Loop office building, 625 West Adams, is leasing up quickly and attracting high profile tenants from various sectors. It seems the office building market has taken note of the growing popularity of amenities in luxury rental high rises. 625 West Adams will feature a fitness center with a yoga studio, multiple outdoor common spaces, and a 7th floor tenant lounge with access to a terrace. 75% of work space will have direct sunlight during daytime hours.

As of October 10th, it is suspected that CDW will be the anchor tenant at 625 West Adams, making it another major company to find the West Loop an attractive neighborhood to set up an additional office. BMO Harris Bank is also in talks to move their downtown offices to the West Loop near Union Station.

Update: Union Station Redevelopment

The massive $1 billion redevelopment of the historic Union Station has been reworked  following the release of the initial proposal. The plans had included a seven-story apartment complex atop the landmarked Beaux Arts building which is no longer part of the proposal.

The new plan now calls for a single-story addition to the station’s historic 1925 headhouse building – to which the upper levels will house two hotels with 400 guests suites and an office space for Amtrak as well. The penthouse level will aim to blend seamlessly into the building’s existing architecture and will not be seen from street level.

To absorb the expected increase in traffic around the hotel at Union Station, the traffic management plan will work to reduce the drop offs on Adams. A hotel entrance will be added on the Jackson Street, retail space on Clinton and the valet will be relocated to the interior of the building.

The second phase of redevelopment will take aim at Amtrak’s parking lot structure just south of the transit center. The area there will be made into a brand new 50-story, 715 foot tall office tower. Designed by Chicago’s Goettsch Partners, the tower will feature a sleek, glassy facade with a 3 setback and angled columns at the base. This phase will also feature a 1.5-acre park and plaza open to the public.

Though it has yet to go through the entire approval process, the new reimagined plan is striking better public endorsement. Located in the West Loop neighborhood, this project will help with traffic and add new construction to the booming area. The bustling travel hub will become more accessible and add a modern asset to the charming history already preserved there.

The Flamingo Rum Club

Phil Stefani (Phil Stefani Signature Restaurants) and Adolfo Garcia (Pearl Tavern) are bringing a taste of 1940’s Cuba to River North. The new River North spot will host one of the country’s largest rum selections as well as live Cuban music with an intimate, speakeasy vibe. Furthermore, decor will feature gold leaf oval ceilings and island chic wallpaper with palm trees. Stylish accents include a brass bar, cement tiles imported from the Dominican Republic, and an eight foot mounted marlin.

Opening Saturday, October 8th at 601 N Wells Street.

Rylon’s Smokehouse Barbecue

Chef Derek Rylon already has a loyal fan base with Batter & Berries (Lincoln Park).
